Putting Your House On The Market? Consider Using These Unique Marketing Methods

Jeffery Wright

Want to get your home sold quickly once it's put on the market? Consider using these unique marketing methods:

Offer an Incentive

A unique way to make your home stand out from others on the market is to offer an incentive to potential buyers. By offering a free fruit tree of their choice, a gift certificate for basic landscaping services, or a few cans of paint for the house, potential buyers may decide to choose your home over another that they are considering due to the perks. Whatever type of incentive you decide to offer, you can figure the costs into your asking price so you don't lose any money on the sale.

Host an Open House Party

While most people host open houses so potential buyers can peruse the property, the event is typically low key and business oriented. Consider making your open house events fun by turning them into parties where potential buyers can relax, have a little fun, and feel free to ask as many questions as they want while exploring the property.

Decorate with streamers, balloons, and posters that are customized with a short slogan that will remind people why they're there. Put some appetizers out on the table and place a drop box, some paper, and a few pens near the door so potential buyers can anonymously leave their opinions and ideas about your home as they leave. The idea is to make the event fun so buyers stick around longer, ask all of the questions they have, and get a feel for the place before they leave and compare it to the other houses for sale that are on their list.

Promote Weekend Trial Rentals

If you aren't living in the house you're putting on the market, impress potential buyers with an offer to let them spend a weekend there so they can get to personally know it while deciding whether or not to make an offer on it. Sparsely furnish the place so buyers can sit, sleep, and eat, but leave it as empty as possible so they can imagine their own personal belongings there.

It's a good idea to require a deposit and to charge a small rental fee – this will help ensure that people won't be staying there just for the free accommodations. Those who choose to take advantage of your promotion when deposit and rental fee are required will be more likely to seriously consider making a purchase when all is said and done.

These ideas should help bring more attention to your real estate property once it's put on the market, and minimize the amount of time that it sits empty before someone buys it.

About Me
buying a home from a distance

Searching for a home a hundred miles away from where I was previously living was hard. There was no way for us to take a trip up to see every single house that we found online to see first-hand the condition that it was in and how big it truly was. I had to find a real estate agent that I could trust to help us find several houses to make a trip up to see in a single day. I created this blog after going through the buying process and making the move. It is my hope that if you are buying a new home far from your current one, that the tips here will help to make it an easy transaction for you.
